Site Visit & Preparation Consultation

 

Our in-home consultation serves a dual purpose:

  • Discuss your timeline, motivation & financial goals with the sell of your home.

  • Walk-through and draft a plan to get it show ready. This includes possible repairs/maintenance that can be done to up your value, as well as recommended adjustments to current decor, furniture layouts, curb appeal, and all the little details that can really change the appearance of your home. And there’s no charge. Our design expertise in getting your home show-ready is free!

  • Note any items we think might be of concern to a buyer so there are no surprises.

Every buyer that see’s your home will naturally compare it to the competition in your area and homes listed in similar price brackets. Their take-away is critical to how quickly it will sell and at what price. After a plan is in place, we can offer a list of contractors to make your life easier. Once you feel your home is ready, we hire and schedule professional photos that will leave buyers with a lasting impression. Our goal is to make sure your home enters the market in the best position possible, ready to wow potential buyers.

We sit down with you to review the market, your homes current position within the market and look at comparable active & sold properties in your area. This is where our House-Ready plan comes into place. We make sure it’s entering the market in it’s best light. Our marketing includes high-quality professional photos and/or videography, professionally written content, publishing on our website and MLS, repetitive social media marketing, open houses & showings, and constant communication with local agents and potential buyers. There isn’t an avenue we won’t exhaust when it comes to actively marketing your home to potential buyers.


 

Offers & Negotiations

Selling your home is our first priority. We pride ourselves in being tough negotiators. Whether it be a low-ball offer or a multiple-offer situation, we work hand-in-hand with you to ensure you are completely satisfied before executing the contract.


 

Contract, Inspections
& Appraisal

The process of taking a signed purchase contract to closing involves deadlines, deliveries, and numerous details.

Once your home is under contract it will go through a series of tests solicited by the buyer. Our goal is to help you avoid as many unwanted surprises as possible, while helping to create a plan for those items that will require attention. We coordinate individuals, accept and review reports, and respond to any objections that might arise. Nearly all inspections return with a list of buyer requested repairs and we’re here to help you deal with them as efficiently and economically as possible. Lastly, we’ll be in constant communication with the buyer’s agent & title company to ensure all deadlines are met.


 

Closing

It’s time to pack up and move on to your next great adventure. Expect us at the closing table while you dot the “i’s” and cross the “t’s” on the sale of your home.
